When You’re the Boss…..Loans Can Be More Difficult

If you run your own business it can be very difficult to get a refinance right now even if you make a lot of money. A recent article in the Chronicle tells the story of two Bay Area professionals who with 300K in combined income could not get a refinance. Also, be aware that if you have two loans, and you refinance one, the other will have to provide a subordination. Due to processing backlog, this can take eight weeks or more. So make sure you work with somebody who can freeze your rate and get extensions for you at no cost.

One way around the self-employment is have regular payroll through a service like ADP and just get a regular paycheck like your employees do. You might have to do a C Corp or LLC formation to make this work.

Hope SF to bring up to $1B to San Francisco Projects

Hope SF will replace some 1,500 units of existing public housing at three developments: Sunnydale, Westside Court in Western Addition and Potrero Hill. This will have a huge impact on the surrounding home values and also improve the quality of life by getting rid of the penal colony look and feel and replacing them with  buildings that will look more like San Francisco. This is great for both the current project residents and the low income families who will be able to buy properties in these developments. Houses surrounding the area will most likely go up in value as the current level of urban blight will reduce and the area will become more livable in general.

 Potrero Hill is especially interesting. Over the last few years we’ve added a Whole Foods, light rail, and many new restaurants and shops. There are tons of biotech and UCSF related jobs coming on line in the Mission Bay, and Potrero is the logical fit for people wanting to live near work.
